SUSTAINABLE DESIGN

SUSTAINABLE DESIGN

For each measure of sustainable design, we show the resultant return on investment, but also benefit to the environment by creating a smart, memorable and joyful architecture.  We offer services in design and project management, and in research and design of innovative and sustainable solutions.  Our work has been presented in several international conferences, and was selected to represent Canada's innovative green sustainable design in the Oslo Sustainable Design Conference in Norway.

OFFICE AND CORPORATE BUILDINGS

We completed projects for Clearnet (Telus), Hertz Corporation and Kairn Construction successfully delivering services through design, working drawings, coordination of engineering consultants, contract administration and construction.  We utilized some conventional and some innovative design solutions in these projects and were able to apply most useful technologies in an innovative context in the design Innovation Square office complex in Toronto and Coquitlam Office/Retail Centre in Vancouver.

COMMUNITY PROJECTS

We worked with volunteer and non-profit groups and designed projects for Toronto Community Ventures, Canadian Institute for Environmental Law and Policy and community centre combined with places of worship.  We assisted in project planning, development strategies, outreach programs, and facilitated presentations to groups and authorities for project approvals and fund raising. We also designed a new clinic sponsored by a Toronto humanitarian mission who completed a much needed clinic in rural areas of Kosava in Europe.

URBAN DESIGN, ECOLOGICAL NEW TOWN, BROWN FIELD REVITALIZATION, HISTORIC TOWN REDEVELOPMENT

Our experience include design of Seaton new Ecological Town in Pickering Ontario, Samarkand Cultural and City Centre in Uzbekistan, McCord revitalization plan in Toronto's inactive industrial lands, a new neighborhood development in Vancouver Island in an ecologically sensitive mountain, and various site analysis and studies for best fit in an urban context.

FURNITURE DESIGN

We have designed module system chairs, tables and beds using simple-lumber members, as well as high end furniture for reception desks and IT control work stations.

ENERGY EFFICIENT ARCHITECTURE

LINE Architect has gained a reputation for listening to our clients, and for understanding requirements of projects with complex nature. Our design approach identifies architectural strategies for each project to make it energy-efficient and sustainable. They are organized into two groups of strategies. Group one is referred to as Common-tech solutions which cost no extra and in fact may save money. Group two are capital intensive group of strategies referred to as High-tech solutions. They come with a price tag, however, may be selected in the design process after cost-benefit analysis.

EDUCATION BUILDINGS AND UNIVERSITY CAMPUS PLANNING

With the design of Fleming College in Peterborough we gained substantial experience in working with a large institution with a mandate to build a new "learning-focused college.”  This experience was an important step for designing in a team integrated process and producing an award winning and sustainable architecture.

COMMERCIAL RETAIL AND OFFICE INTERIORS

A range of projects were completed in this group including restaurants, retail showrooms and corporate office interiors in Toronto. New ideas about sustainable interiors are making an impact on changing our views of the work place design.  Interiors of the Canadian Institute for Environmental Law and Policy made use of simple materials to create a pleasant and ergonomic place for staff and volunteers to work in team projects or on individual tasks.

PRIVATE HOMES

We have designed houses for individual clients including in Oakville, Richmond Hill, Bellville, and in Rosedale, Riverdale and Bennington Height neighborhoods in Toronto.  These houses were designed to make use of renewable resources and provide a sustainable and healthy home for the families living there.  Quast straw bale home in Oakville was built by the a team of professional builders including Mike Holmes, the host of Holmes on Homes TV show, and Quast family themselves. This house was published in the Toronto Star and in a book entitled "Canada Innovates: Sustainable Buildings" published in 2006 by George Brown College, The Toronto City College Faculty of Business and Creative Arts.

DESIGN INNOVATION AND RESEARCH

We were hired by the Union gas and Enbridge to prepare a research book in 1998 on architectural design strategies that contribute to energy efficiency and have made presentations in several conferences and training seminars on sustainable architecture. We have also designed several innovative solutions such as thermal chimneys, solar sail, light shelves, wind turbine and other system components for the sustainability integrated with architecture.

FILLONTM: BUILDING RENOVATION AND RETROFIT

Attention to existing buildings as an economic choice for new purposes is often hampered by poor wall / roof insulation, inefficient energy performance and suitability for new uses. In addition to renovation and retrofit projects, we have been involved in new construction projects incorporating an existing building. This involved system updates of the existing  building for life safety, structural and program compatibility with the new addition. FILLONTM is LINE's 3-step approach to make existing buildings energy efficient and sustainable and to offer maximum best use for the end users.

Step 1. Condition Review and Assessment

Step 2. Remedies and Solutions

Step 3. Implementation
